Kontos Construction served as landlord and general contractor on this site, previously home to Molly Maguires and Central Kitchen & Cocktails. After the business struggled post-COVID, Kontos purchased the business, land, and liquor license, then negotiated a 10-year lease with Starbucks — with 4–5 year unconditional extensions, 10% rent bumps every 5 years, and a Starbucks Corporate Guarantee.

Full site demolition, new utilities, and a vanilla box shell delivered to Starbucks for their own interior tenant fit-out.
